1. How quickly can you sell my home?

As we exclusively work with highly motivated property investors, once your property has been marketed by Ermine Properties, our objective is to secure you an offer without delay.

Do remember, that as your home will be marketed exclusively to property investors, you will not need to prepare your home for sale and therefore we will be able to get your home on the market very quickly too. That means no time or expense spent updating, repairing or replacing kitchens, window and bathrooms, and no internal and external decorating to do too!

Also, as many of our investors can proceed with pre-arranged and available funds, there would typically be no unnecessary delays in as they pursue mortgage applications.

Although each sale in individual, a sale could take from two weeks depending on how fast solicitors can proceed. If funding and other sales options are used, then this timing can both be shorter or longer if finding is required.

What is important to note, is that property investors are usually very experienced in buying properties and working with their financial brokers, and therefore typically they can arrange and access funding within minimal unnecessary delays.

2. How does Ermine Properties secure property sales so quickly?

Ermine Properties is headed by an experienced property investing husband and wife team. They promote properties for sale across property investor networks within the UK, with memberships in excess of 14,000 investors and members.

3. What are the fees we will experience when selling a home with the support of Ermine Properties?

You will not experience any fees directly from Ermine Properties and our objective is to support you in selling your home whilst not having to spend any unnecessary expense on preparing and selling your home.

Ermine Properties fess will all be covered for by the investment buyer.

There will of course be expenses that you will expect to incur, for example your solicitors fees. Typically, these will be paid for at the time of completion and therefore ideally out of any equity your home realises. Please do of course check this with your solicitor. There will then be the typical other expenses, to include removals etc., and should you require support in managing this process too, then do liaise with Ermine Properties.

4. What would be the key process Ermine Properties would take when selling my property?

Following your contact with Ermine Properties using the Contact Form within this website, we will arrange a no-obligation telephone call to firstly introduce ourselves to each other, and then progress to understand your requirements and discuss your property.

All being well, Ermine Properties will then progress to research your property valuation, house sales in your area and confirm a time to view the property whilst taking images and starting the preparation of your home’s marketing pack.

We will then discuss the best way within which Ermine Properties can assist you to achieve your objectives, discuss a sale price, and if agreeable following your formal instruction to Ermine Properties, the marketing of your property will commence.

Ermine Properties will then manage all investment buyer enquiries, accompanied ‘open day’ or personal viewings, and manage all offers with you. At this stage, we will also be reviewing the position of the buyers, and how quickly they are able to proceed.

Upon agreement of a sales price, both your solicitor and the investment buyer’s solicitor will progress the sale & purchase in the usual way.

5. Would I need to decorate or update the home prior to sale?

As you prepare to start your move into a care home, typically decorating, external and internal repairs, updating and staging your home may not be something you would prefer to spend your time or savings on.

Also, as Ermine Properties exclusively works with property investors, they would typically acquire homes that they would expect to prepare for sale. To an investor, a this would likely include ensuring a freshly decorated neutral interior colour, a new kitchen and possibly bathroom, painted or replaced windows and often new carpets and interior features too.

Do know that although your home will most likely be a beautiful home, property investors are experienced in preparing properties for sale and often have their own teams ready to progress to works.

Please also consider, that they will be buying your home at a discount. Their costs, coupled with them they covering Ermine Properties costs (saving you where applicable Estate Agency fees), paying landlord stamp duties and covering there own fees, are their business expenses. Then, during the time it will take them to conduct any updating and selling to a new residential buyer, they are carrying costs during this time period.

In summary, yes, a decorated, staged and prepared home will achieve a higher value, however this we would not like to become a priority for you or your family, as you prepare to move into a care home.

6. Once we have taken our personal belongings & treasures form our Home, can Ermine Properties assist in clearing the property?

Of course, Ermine Properties can arrange optional services to support your move. These can be discussed and arranged as an additional cost.

7. How can complete transparency of the property sale be demonstrated to satisfy everyone in the process?

Once a sales price is agreed with the investment buyer, it will be your solicitor who will then manage the process, providing you and your family the support and transparency you would expect to secure when selling your home.

8. At what point will my solicitor be engaged to ensure my interests are managed perfectly?

Immediately once the investment buyer’s offer has been accepted, Ermine Properties will progress the house sale particulars and your respective solicitors will then progress the sale.

To support the process, Ermine Properties will be given authority to receive updates on your sale.

9. How can we update the Care Home of our house sales progress?

Your house sale is private and confidential to you and although you will have most likely been introduced to Ermine Properties through your care home, unless we have your express permission, the progress of your house sale will rest between you and Ermine Properties.

Expressly with your permission however, Ermine Properties will provide updates to you and your care home to ensure all parties are kept update to date on the progress of its marketing and sale.

10. Upon sale completion, how are the monies returned to me?

Your house sale will be managed through your own solicitor, and as with any typical house sale, they will arrange the payment of your equity, less the fees they have received your express agreement to settle on your behalf.
